We are currently in a sellers market. What that means is there are more buyers looking to buy than people looking to sell. So our job is to maximize the sale price of your home. How do we do that? Simple and easy reno's and sometimes just a deep clean.

So why should I be your realtor? As I said above I am expereinced which means I have been through almost every possible scenario. I have seen the good and bad in home selling. I believe I communicate excellently with my people who have entrusted me in both selling and buying their home.

When you hire me you get me. When you call I either answer or call you back as soon as I can. There are sometimes 8,793 questions when you are selling your home. ASK.   3.  www.CentralLivingGroup.com–All my listings are advertised front page of our team website, that sees well over a 1000 different people every month and your home will be one the home page.

  6. Online Presence-Your presence online is one of the more important parts of selling right behind the price. Every house I market gets professional photography, a virtual walk through and a writeup that you have input into that describes your home but also the area.
  7.  Personal Web Page-All my houses have a unique website domain that points people to your home.
  8.  Data Sharing-Did you know that most real estate firms share their data with each other? That means your home will be on all the other firms' sites as well.
  9.  Lawn Sign–The lawn sign is a projection on your home. The sign should be fresh, new, straight and easy to read. I do not use old faded signs. Mine are straight and I will check them at least once a week to make sure they are still in good order. I would ask if you see it falling to let me know, weather and other factors will affect this. I believe our Century 21signs are eye catching, polished and sleek that stand out.
  10.  Social Media’s-When you list with me, we will have different posts running for your home featuring different features. We will also be doing a lot around any open houses that occur.
  11. Monday Updates–When you work with me you can expect an email every Monday (except holidays then its Tuesdays) about what’s happening with your place and the market. I will update you with what I have been doing and what’s been happening with both your home and the market.
  12. Grabbing Attention–At this period of time its more important than ever tograb attention and hold it. We grab attention by good clear bright pictures anda well written write up. I will be asking you for the highlights of your home, why you bought it and why it’s a good home for other people. Those comments I will take with me and make up the public comments people willread.
  13. Marketing Help-In addition to me I have help in our marketing efforts. Between a marketing company that is dedicated to my CentralLivingGroup.com site I also have a marketing person at our Century 21 office that does some of my social media stuff.

HOME OWNERS GLOSSARY

AMORTIZATION PERIOD

The number of years it takes to repay the entire amount of the financing based on a set of fixed payments.

APPRASIAL

The process of determining the market value of a property.

CLOSED MortgageS

A mortgage that can not be prepaid or negotiated for a set period of time without penalties.

Closing date

The date on which the new owner takes possession of the property and the sale becomes final.

Collateral

An asset, such as term deposit, Canada Savings Bond, or automobile, that you offer as security for a loan.

Deposit

A sum of money deposited in trust by the purchaser on making an offer to purchase. When the offer is accepted by the vendor (Seller), the deposit is held in trust by the listing real estate broker, lawyer, or notary, until the closing date of sale, at which point it is given to the vendor.

Equity

The difference between the market value of the property and any outstanding mortgages registered against the property. This difference belongs to the owner of that property.

MORTGAGE

A mortgage is a loan that uses a piece of real estate as a security. Once the loan is paid-off, the lender provides a discharge for that mortgage.

Term

The period of time the financing agreement covers. The terms available are; 6 month, 1,2,3,4,5,6,7,10 year terms, and the interest rate will be fixed for whatever term one chooses.
